The Thompson Grove generation

Cottage Grove became a suburb in the 1950s and 60s. According to the Washington County Historical Society, builder Orrin Thompson's “Thompson Grove” ranch-home development changed it from a farm town. The population went from 833 in 1950 to more than 13,400 by 1970. Homes from that era commonly have concrete block basements, now 55 to 70 years old. That's the age when mortar joints crack, walls start to bow, and original drain tile stops working.

Newer Cottage Grove homes are mostly poured concrete. Their common issues are shrinkage cracks, leaks at form ties, and settlement at garages and porches built on backfill.

The river side of Cottage Grove

Cottage Grove runs down to the Mississippi, and the river still floods. In June 2024, the city closed the Grey Cloud Trail bridge and Grey Cloud Island Drive because of high water. According to KSTP, the last time both had closed was 2001, and homes in the River Acres neighborhood saw yard and dock damage. The National Weather Service ranks the April 2001 crest among the highest on record, behind 1965 and 1969.

For homes on low ground near the river, the concern is groundwater rising under the basement floor during floods and spring thaw. A sump and drain tile system handles that pressure. Wall sealers won't.
